Cape Coral, Florida House

Located in SW Cape Coral, Florida this brand-new house is owned by Gwenn & Evan Werner, the proprietors of Ashling Acres.  This modern and comfortable 2200 sq. ft. Florida house is located on the Cape Coral canal system with direct access to the Gulf of Mexico.  There are four bedrooms, 3 full bathrooms and a spacious open concept living, dining area.  The outdoors has an oversized screened-in lanai with a heated pool, hot tub, lounging area, dining area and outdoor shower.  Facing the west, enjoy Southwest Florida's sunsets.

Amenities include: ​

  • Large fully stocked kitchen with waterfall quartz countertops, island seats 4, dining area seats 8.  The coffee maker makes both a pot of coffee or k-cups.  Cabinets are a custom European style glossy white with stainless-steel appliances.

  • The living area with big screen TV and comfy leather sofa opens up to the oversized lanai through a triple patio door.

  • A separate seating area offer 2 chairs and extra seating at our bike bar!  The house is complete with board games and cards.

  • Master suite with a king-size bed, TV, bathroom with tub, private toilet, walk-in shower and dual vanities.  The master suite is privately located on the right side of the house with a patio door out to the pool.

  • Two identically sized bedrooms, each with a queen bed, share another full bathroom with tub to the right of the kitchen.  Each bedroom has a TV.

  • A larger queen bedroom with TV is located pool side and is next to a third full bathroom.  The third bathroom has a walk-in shower and a door out to the pool.

  • A laundry room with washer, dryer and cleaning supplies.

  • All linens are included.  Lots of pool towels!

  • Closets have hangers and an iron and ironing board.

  • Cable TV/Wi-fi

  • Air Conditioning 

  • Screened-in Lanai with pool, hot tub, lounging area, dining area (seats 6), 4 chaise lounges, outside TV, Weber gas grill and outdoor shower.  The pool has a beach deck with fountain great for little ones.  Also, not shown is an optional kids safety fence around the pool, pool floats and a corn hole game.

  • Our house is located on the Bike Trail.  There are 13 trails covering 96 miles.  We have 4 adult bikes are in the garage for your use.

Local Beaches - Visit Fort Myers
Every beach is different. Some are the perfect place to relax and enjoy the calm Gulf waters. Others are more ideal for island adventures like jet skiing, kayaking or hiking. Whatever they have to offer, they’re all unique in their own way. (approx. 30 minutes)

Rent a boat and get a cheeseburger in paradise at Cabbage Key or head out to Sanibel Island to pick seashells.  There are lots of fishing opportunities, beaches to dock at and restaurants to eat at while also dolphin and manatee watching cruising the beautiful blue green waters of the Gulf of Mexico. Boats can be rented at the marina for day trips or longer.  Our house is scheduled to have a boat dock with lift installed in December of 2022. 

We are conveniently located only 5 miles from a Public, Target and most big box stores. There are 2 great restaurants and a Starbucks within a mile.  My favorite is same day grocery delivery from Publix and their key lime pie!  The Sanibel outlets are only 30 minutes from our house.

*Minimum rental is 5 nights.  Monthly discounts available. The cleaning fee is $250.  Typical of a Florida rental, there is an electric usage fee of .15/per kwh over an allowance of 75 per week. Tax is not included.  Check-in is at 4pm.  Check-out is at 10am.  Maximum number of guests is 8.
